SAA KC Buffalo Forge, LLC (SAAKC) would like to redevelop the former Buffalo Forge Manufacturing site located at 490 Broadway Street, Buffalo, NY 14204. The goal during Phase I is to create a “new community” on Broadway and Mortimer Street.

The Team

The developer is a joint venture between SA+A Development, R+A+R Development, and SCG Development.

Stuart Alexander and Associates (SA+A)

SA+A is a NYS-certified Minority Owned Business Enterprise and has been developing affordable, market rate and mixed housing since the firm’s inception in 1976. SA+A Development has completed the renovation and new construction of over 1,500 affordable, market rate and mixed income units in Western New York, Baltimore, Philadelphia, and Washington D.C.

R+A+R Development

R+A+R Development is led by Dr. Rhonda Ricks and is the first Minority Woman Owned Development firm in Buffalo N.Y. R+A+R Development and SA+A Development are currently partnering on the historic renovation of the Parkview Apartments located in Buffalo, NY across from the Martin Luther King Jr. Park.

SCG Development

SCG Development is a privately held Development Company founded in 2007. They have developed over $480 million of residential units which include affordable housing, adaptive reuse and historic renovation; their projects are in 10 States and represent over 4,000 units.

The Vision

Our team believes that all residents deserve the opportunity to live in healthy, safe, and affordable housing. The Developers will remediate (with the oversight of NYS Department of Environmental Conservation) and revitalize the former Buffalo Forge industrial complex, bringing the site full circle from an industrial/manufacturing plant to a vibrant, residential community focused on wellness and active urban living.

A Focus on Community

We believe there are a variety of “health amenities” that can be incorporated in The Forge development that will encourage tenants to embrace and enjoy a healthy living environment.

Features could include:

  • Indoor workout facilities- offering classes both educational and fitness classes, free of charge to all tenants in the building.
  • Outdoor jogging and walking track
  • A bicycle share program
  • Outdoor year round garden space for growing healthy food
  • Space devoted to teaching healthy cooking
  • Electronic car charging stations
  • A large green roof, which also serves for covered parking in Phase 1 of the development project.

Created from a New York City interagency collaboration, active design is an evidence- based approach that identifies urban planning and architecture solutions to support healthy buildings. Practical active design solutions include facilities for physical activity, well-designed stairs and interiors that encourage daily use, infrastructure to support walking and biking, as well as free and low-cost programming to support resident health.

The Forge on Broadway Team plans include completing requirements to secure an Active Design Verified Certification (ADV).

Filling a Housing Need

The redevelopment of the former Buffalo Forge site is located on the East Side of Buffalo, an area that is successfully implementing community revitalization. The Buffalo Niagara Medical Campus located near the Buffalo Forge development area continues a positive growth. More specifically, the Buffalo Niagara Medical Campus Inc. (BNMC) was formed in 2001 and has since grown from 7,000 employees working in a 72-acre downtown campus, to a 120-acre campus that is expected to have 17,000 jobs by 2019. This continual employment growth is anticipated to result in an extraordinary need for quality affordable and workforce housing in close proximity to the medical campus.

We embrace the history and challenge to re-purpose this property so that it becomes a model community in the city of Buffalo and nationally.
